Interviewing a REALTOR®
To assist in making the decision on which agent to choose, here is a list of possible questions to ask the agent:
- Where are the buyers coming from? Are they 'First Time Home Buyers'?
- What are the trends regarding Real Estate sales in my neighborhood vs the surrounding areas?
- How will you market my property?
- What do you do that's exceptional that sets you apart from the average Realtor in your area?
- What could I do to improve the marketability of my home?
- What is the biggest drawback to my home? Meaning, what could possibly be buyer objections?
- I'm open minded to improve my home prior to selling. What are some capital improvements that will add value to my home?
- Can you recommend me contarctors?
- What can I do to improve my property to get the best value by spending very little to no money?
When you are interviewing agents, ask them if they have many of the following proactive marketing strategies:

- I have your property photographed by a professional photographer;
- I will create professional virtual tours and videos of your property;
- I provide you with a Designated Website for your home! Imagine instantly sharing your website to anyone who might be interested; All pertinent info and photos included.
- I will sell your home and the dream of living in your neighborhood. Real Estate is local in nature. I love selling in neighborhoods I am passionate about. I'll tell you everything about living here;
- I install a Brochure Box/Information Box on the Yard Sign in front of your property;
- I use QR codes on sign riders and advertising;
- I Advertise your home on Facebook and other social media platforms such as Instagram, YouTube, X, BlueSky;
- I connect with many other professionals via LinkedIn so they can bring their customers and clients to see your home.
- I advertise and feature your property here, on the Home page of my website and on my Blog;
- I Advertise your property on my Broker's website Miami Waterfront Realty;
- I go LIVE on social media during your Open House, or I create and post videos that highlight important features of your property;
- I Create a Color Highlight Brochure for Buyer Showings;
- I have Internet Capability; I scour the MLS daily, create CMA's and learn everything I about my areas of expertise, including your home and what is happening everyday in the market in your area.
- I Install a Supra EKey to maximize number of showings;
- I have a Direct Mail Program and connect with thousands of customers via email, WhatsApp, Social Media...
- I go to events and connect with people face to face.
- I read and educate myself continuously. Real Estate is an ever-changing market & I am up to date with the latest information.
- I have access to Title companies, Appraisers & any type of service you may need. I will provide you with multiple recommendations if you need - or you can work with someone you already know and trust.
- I have connections to contractors if you need to improve your property prior to placing it on the market for sale.
The average agent will do the bare minimum;
- Put A For Sale Sign in Your Yard;
- Put Your Home in the Multiple Listing Service;
- Put Your Home in Advertising;
- Put Your Home on Broker Caravan Tour; and,
- Put Your Home on Public Open House.
